Don't eliminate the option without even investigating local property managers who could have experience with properties exactly like yours.

You do not simply ignore the fact that someone has spray painted "whore" on your property, As a landlord/investor it is your responsibility to immediately investigate and resolve the issue.  

Not that I think it wil trigger a tax investigation but better to stay off the radar. 

If you were not covered I would certainly try to get the fire department to investigate possible arson. 

I would investigate making this into a partial motor home camp ground along with installing a few sites with trailers visitors and over flow from the camping community which will yield a cash flow if advertised in Good Sam's directory as well as others.

Bill the tenants separate for the utilities monthly.You should probably investigate the cost of setting up separate utilities to get them in each tenants name.

Can I ask when you purchased it did you ask the seller to see copies of the leases or do any other investigation of the existing tenants before the purchase?
