So you think THAT will change their mind and want to sell?

I have seen amazing stories from many of you on BP and want to open my mind to new possibilities and strategies that are out of my comfort zone.Teaching - I have been building residential and commercial properties for many (too many) years as well as land development and property subdividing.

first thing one should do is figure out if they quality the 2  in  5 tax treatment and if the home has appreciated a ton like 250 to 500k which is very common in coastal markets and Denver for instance.. selling would be far smarter than renting. pocket the tax free and find another rental. turning it into a rental you lose that one time tax treatment which in my mind is the very best for real estate. 

This way, their allowance becomes wages, which can be deductible as business expenses.However, keep in mind that many property management company owners report that margins are often tight, especially if you’re only managing your own properties.

HOWEVER, what they do offer that can't be found within the books, is a network of like-minded people all in one place. 

In my mind there are a lot of Brokers in CA.. so its a big target for scammers..
