I wanted to respectfully say this is advice I will not be following.its kind of universal any property subject to a redemption the buyer may just maintain and keep it from getting  wrecked.. but any money spent on remodel or unnecessary repairs.. 

There are a few key factors that should definitely be taken in to consideration including:Not responding in a timely manner.If they can't respond to a simple phone call or email within a reasonable time frame, how can you trust them to close in time without wrecking your deal?

I would definitely not let them in while the place is wrecked.
