For example we used to do 30 foot wide building but have started doing 40 foot wide as fewer pads are cheaper as they require fewer bump posts, video cameras, aprons, site prep and so forth.

I did a quick mockup of some curb appeal, but I think it's over kill for the neighborhood.It is a "Cute" house on what looks like a nice wide lot, or an empty lot next door (that looks like a jungle of mosquitoes and snakes).A little curb appeal goes a long way on some of these lower end homes, but the neighborhoods tend to be "Worn" and it not worth it.

I would normally recommend Bob Copper with Self Storage 101.However, if the question is wide-open and you're wondering what in general would be best to do with that land, there is a lady out of California named Jo Beth White, with Development Services, Inc. who conducts Reverse Feasibility Studies for commercial projects nationwide.In other words, instead of asking, "Should I build XYZ?"

I agree that the other units probably aren't updated, it seemed like the range of rents was pretty wide too.Those are basically my first impressions about FHA vs conventional loans as well.
