What were the expectations of cash flow - $45 may not be the end all but if your numbers relative to the upkeep and purchase are affected, then $45 may make a difference.

So, let me just state this generally ...You might be a bit pressed to find a single investment property which will net you $1,000+ a month after expenses and debt service, if I understand your post.Remember also that you will be paying taxes, insurance and upkeep on the home you acquire from your family member.

Based on operations the past few years this is probably a touch high on average, but certainly not out of line.Regarding landscaping, of course the consequences of inadequate upkeep are a bit less severe than they are for snow removal.

Accounting..Cost of repairs, upkeep on the rental is rental expense, including 1/2 of property taxes, property insurance, yard maintenance, trash removal, vendor services, ect. any related expense to that unit or 1/2 portion of the duplex is expense, 1/2 half of mortgage costs. and if shared utilities 1/2 of the utilities.
