I have the house, driveway, walkways, fences, decks and roof power washed to bring the materials to a common color - while my competition has gray fences - I bring mine back to a beautiful wood finish, my drives are one consistent color, etc.

I'm also looking at multiple express car washes as a possibility for a business investment with a partner already very successful in the biz.We plan to invest in more buy and hold and may do some f&f's with our son should he run across some opportunities as a general contractor who specializes in high end homes.I'd entertain and welcome the opportunity to meet with @Sharad M. sometime since he lives so close to me just to see if we have anything in common for some synergistic type investing which I'm also aggressively perusing this year.

Complicated in the sense of; 1) locating sellers willing to "subject to" and 2) the safeguards of the loan being "called due" from the lender and any other hazards there may be...I guess it depends on the seller being a "candidate" for such an arrangement, if I were selling I would want my hands washed of the property.

I am curious why you would need to set a timer if the detergent dispenser broke, the first thing it does is wash so what's the problem if the detergent mixes with water right away?

Using hard money allowed us to pick up the property instantly with very little of our own money down and then put in only the money needed for the fixup and the monthly hard money payments - which we could manage more easily. (4) Brick siding is usually very durable and all we did was do 2 rounds of pressure washing to get it to look like that (note that another reason why the photos look good is because they were all taken from my wife's iPhone @Pragya Singh, she's very proud of it :) )Hope these help and I'd be glad to help answering any more questions.

Yes the rent will be slightly lower and property value won't increase much since not everyone want to move to a flood area.The good thing is you probably pay lower taxes to wash out your flood premium and hopefully the cost of the house helped increase your cap rate.
