--Have the seller do some repairs/upgrades (new paint, counter tops, new fence, carpet, etc) and then make the purchase price $140k with seller paying closing costs - therefore the seller will recoup that money after closing and we don't have to do the upgrades and such ourselves.

Now if you use a Post Card with the Direct Mail company, its cheaper $.40 cents each (small yellow postcard with letters/words/phrases)Upgrading to a series postcard, the ones with a picture on it, it cost an additional .6 cents $.40 cents + $.06 cents = $.46 centsWith the same formula as above:$.40 x 600 = $240$240 x 12 = $2,800If you generate a lead through Direct Mail, that turns into a deal of $5k, then Direct Mail is actually helpful.

awesome, thanks everyone. and i also have some questions about some electrical stuff in the house. so there are no gounds for seems like almost everything in the home. and they have some fuses that are oversize. my dad said that other than just changing out the box to a newer style that the wiring through the house may need to be upgraded because the old wires cant handle the loads anymore and were tripping the fuses so the previous owner just upped the fuzes. what are your thoughts?

Most of the housing stock is older so repairs and maintenance occur frequently unless the house has received recent upgrades.

5)Going into these flips and not knowing all the possibilities of what is exactly wrong and hiring licensed tradesmen and pulling permits with the villages then being told you have to also upgrade this, and this is wrong etc.
