in two generations, there's definitely going to be an issue with suburban homes, mcmansions, and undesirable low density areas that aren't treated as a vacation spot.

Most of the multi is in an undesirable location and not well maintained.

If the road was repaired, closer access to the quaint mountain village of Wrightwood would be restored.The road was washed out in 1978 by severe mud and rockslides.

Sounds like a great deal, and you managed to turn around an undesirable property. 

Some Food for thought.A little paint brushing, less mud, maybe a divider wall.If additional rents (or better renters) support it of course.

You will also find that estate sales are the product of foreclosures, divorces, and other undesirable events that may take place.

-I'll have to screen out all the scammers and undesirable candidates (plan to avoid craigslist)-I'll have to show properties-candidates using a Realtor won't be able to contact me since I'm not a Realtor and don't want to be.

In Park City we call it Mud season, when the snow isn't gone yet and the mountain bike trails aren't dry yet. 

I was listening to the BP podcast today and @Brandon Turner said something that I think everyone should absorb twice - he said "I don't worry too much about it because I'm willing to crawl through mud to fix a plumbing pipe or dig ditches."
