Maybe we'd get into a situation where those houses are valuable someday but it's a very blue collar area and the lots/houses are so teeny tiny there it would take forever before there's value in doing something in that immediate area.

but to just stick them in there and never check.your going to have filters never changed and maybe ruin your HVAC.. your going to have water leaks that cause dry rot..your probably going to have plumbing issues.. you have a tiny leak in the roof and next thing you know mold behind the walls.you catch them putting sheets in the window or even worse  Aluminum foil which creates moisture and moisture damage and mold.I can go on and on.. this is the benefit of self managing.. and if your not.. then pay your PM to stay on top of these folks. its money well spent.. both for peace of mind and your pocket book long term.My A class new construction that rented at 1400 to 1700 which was the very tippy top of the market..

There's a surprising lack of cars, folks use uber, mass transit but this is working in suburban settings when the house has space from neighbors and parking...Like tiny homes (which cost too much to address low income housing) renting out rooms is a zoning and locale acceptance issue that has only just started.FWIW to run a DIY rooming house you have to learn the tricks of screening, to prevent riots in the home, handle arguments, over night guests, dogs/pets etc etc.

@Erin Auman I have many perceived fears that I know probably really dont exist and some that need to be overcome thru training.. for example: fear of an impromptu public speech ,fear of deep waters (a legit fear) ,fear of making a big financial mistake etc...but I have been watching lots of youtube videos,motivational speeches and just showing up and taking tiny consistent steps towards the goal seems to be a good compromise between not taking any action action at all.
