After a phone call with this new tax company, they informed me that I actually DO NOT need to issue 1099s for my specific situation.

When I called the point of contact, it is a nonworking number.

It all stems from an angry neighbor filing a complaint to city and calling the home a boarding house.  

You could consider wholesale also (but personally I hate those calls and the run around).

I get a lot of calls from people in your shoes and there is no one right answer in my opinion. 

If they forest service can revoke the lease and the land isn't owned, I wouldn't even call that an asset.

.$8kish / year or so on routine and reactive maintenance combined which should include your cleanings, lawn care, maintenance calls ect. 12% per month of gross rents should be a good estimate if you want to look at it like that!

I would call them and send certified letter signature required or if nearby drive to their last known address.
