So I assume that they are able to offer the advice particular to a PARTICULAR and SPECIFIC transaction which could prove the difference between success and failure for the investor.Now, I have no way of knowing IF the above is true….but again my GUT FEEL tells be it most likely is.

While we basically think of those certified mail notices as just something to prove the taxpayer got the delinquent notice, it is more than that.

Study your market better.

I've done some localized studies and the numbers of owner occupied buyers versus investor buyers in several of my current markets are 10 to1 ratio and as high as 25 to 1. 

I have been investigating having cost segregation studies done to two STR investments I own.

Studies show that group training has only about a 5% success rate in buying properties, but people say they like the group atmosphere except they don't get their individual questions answered.Most "hands on”, “one on one” have the opposite, about a 90% success rate of buying properties.
