If you have time to secure this loan through a bank, I would strongly consider it. 

The home health services industry struggle with the cost of providing services where clients are spread across a geographic area.

Jersey City is hot right now but like I tell my clients the majority of the time I can find them deals that make more sense in Essex County but that depends on the client and what their needs are along with their comfort level. 

So you're in a strong position. 

The macroeconomics here is booming - the tech sector growth keeps the population and job market growing and rental demand strong.

If there is one thing I would do different is: I would invest Out Of State in markets that had sustained growth, strong job numbers, were safe and desired, and had favorable Landlord laws. 

As someone who has coordinated 40+ deals in last 18 months for clients, I can tell you that the hardest piece of the puzzle is the property, the opportunity.
