Im from Torrance, California but work in Huntington Beach.

I am looking to relocate to the Panama City Beach area and am studying to obtain my FL real estate license.   

I currently live in the Central Valley of California, but will be moving to San Diego, and I am interested in buying a property in Imperial Beach.

Say, if somehow I found a multi family property with 300 units by the beach, they will lend me millions of dollars to buy it as long as the property itself generates satisfactory returns? 

If you were thinking about buying a vacation rental in a more coastal neighborhood like Mission Beach or La Jolla (where the cost essentially necessitates the escalated income of an STR), I would likely advise you to wait to see where things go legislatively.However, the neighborhood you mentioned are not necessarily in that same category.

I currently own 2 vacation rentals in the beach town in Florida where I live and have a good record regarding income and consistent 5-star reviews.Now I want some properties in a college town where I have 2 sons in school.

Specifically San Clemente, San Juan Capistrano, Dana Point, Mission Viejo, Laguna Beach, Laguna Niguel; basically everything north of Camp Pendleton up to Irvine.
