Also, in Texas, equitable title is sufficient to do an assignment of contract and market for someone to sell/assign a contract (and as of 2017 legislative session) with disclosure on the purchase contract.Really folks, if you don't want more legislation to comply with, don't mess around with consumers.

Here's a thought: why don't you invest in yourself by purchasing a few courses on salesmanship and attend some seminars that utilize practice sessions with others.Join Toastmasters.

I ended up spending $3k for 10 private meetings, he helped me through another flip with as much or as little hand-holding as I wanted, he shared his network with me, he will always make the time to look over any deals, and even now that I've finished the 10 sessions, he's still encouraging me to find leads, and we recently just did a deal together.

These "flip out" sessions happen once and a while and causes major headaches.

These were all personal use properties, but I've talked to several resort management companies.From what I understand most rentals in this area are very seasonal... basically your peak time is whenever school Texas schools are out of session, so figure 12-15 weeks per summer plus maybe another 2-3 for other holidays.  

Do any of these groups use the Meet-up format, record session topics for those unable to travel to meeting sites, by using YouTube, Ustream or Skype like technology?

Period.It would be great if all of the bashers of wholesalers would get together in their respective cities and form weekly training sessions for wholesalers who want to be better at what they do.
