What do you think is the better approach, meeting the inspector and apologizing that they had to come out and waste their time because a disgruntled ex-tenant who trashed the place is unhappy you're billing them for the repairs or screaming at the inspector that you know your rights?

@Eduardo PazIf I am buying all cash I would wait another few months as I believe once may and June’s housing data comes out you will see a lot more homes on market and it will be people who do not need to sell trying to get top dollar and those that must which will be dropping prices.While I do not think median home prices will drop, the market will be turning to a buyers market and there will be more deals to be had.Unless it’s a screaming deal I would possibly wait

A lot of people mention rents went higher in 2008-but it was cheaper to own than rent then, people had months to choose a default, save, and then rent when the foreclosure finally hit them-and that is not true today-renting is typically a sizable percentage higher, so being cautious today, for me, is forecasting flat or negative rents for next 18-24 months.I’m in a similar boat-just refi the primary HELOC to account for absurd raises in values, and keeping an eye on my market. 4 properties and 5 years into REI, I’m not pulling the trigger unless I find a SCREAMING HOT-CHANGE MY LIFE type of deal.
