Coming from California, the neighborhoods here are much rougher based on what neighborhood scout says.  

Do not invest in any city on Neighborhood Scouts’ list of the 100 most dangerous US cities.Inflation compensating - Every time you go to the store, the same basket of goods costs more and more dollars.

Therefore, it's important that if you are truly acting as a Wholesaler that you place yourself, or entity, in the path of the transaction and be prepared to honor the contract (what ever it says) including buying the property, if you can't find a buyer, or you don't have a valid (written into the signed contract) "Out" clause.2) Bird Dogs (or Scouts) are a totally different matter.

I'm a subscriber to neighborhood scout and I was wondering how everyone else is using this tool.  

Maybe someone here can help I was scouting for houses in my target area and called the number posted.

I have some family out in the Redlands and I actually just flew over there this past weekend en route to Joshua Tree for some film location scouting (I teach flying).Your experience sounds amazing and I have no doubt that you aren't someone I could learn a lot from!

We're just now really getting into the game though so I'm probably more of a scout than anything, but we're excited about whats available.
