When that note is signed the broker has a fudicary responsibility to the investor, to do those things to safeguard that investment.

If you are choosing to do some time sensitive investments, perhaps you should consider a SDIRAS with checkbook control.Also, regarding your comment on wanting to buy and hold, this is not the best use of IRA funds in my opinion.

Yeah in a competitive market loans that take more than 60 days to close don't fly on bigger properties.Sellers usually have time sensitive reasons to sell in  a lot of cases.

It will also show you any environmentally sensitive areas. 

A sporting goods store that is more sensitive to growth, increasing sales to school activities and recreational participation may be a different issue, so again, understanding the tenant's business and future growth or survival is critical.
