The formula that is sticking out as a potential to me is what I have been doing quietly the last 6 years: buying a cosmetic SFH fixer in B areas with 3% down, live in and renovate, long term rent and repeat.

The management company stopped sending statements and stopped paying me rent at some point. 

Here in TN we issue POQ within a couple of days of rent being overdue, usually giving them 14 days to correct before official eviction proceedings start.

Purchase price: $150,000 Cash invested: $60,000 Rented it for $2195.

The BS discrimination claims (you won't rent to felons, and blacks are more likely to be felons, therefore you're a racist) will go away.

In your opion #2, would that require you to rent a home in Seattle?

I don't remember the exact cost when I did it but I remember thinking it was cheaper than expected.I didn't see a comment mentioning that you should just include utilities in the rent and increase it based off that so I'll be that guy.

As you've mentioned, great schools, area in general is nice and it's centrally located.
