If pressed, I would only offer "we made a business decision", but even that is going to prolong a conversation you would prefer not to even have.  

@Adam Eckhoff I personally prefer real estate over stocks because it gives a quicker return on cash in your pocket (unless you are a skilled day trader/options trader).

Either way you have to take a risk, so it sounds like it's a matter of preference.

I would prefer a Line of Credit product here specifically if it were me but I would certainly lean on other investors in your area on who those lenders are that offer such a thing. 

As far as what I learned, I prefer STR’s and managing it myself vs a PM.

@Alf Holst another way to achieve what you want is to give preference on occupancy to those employed in town.
