Networking - They say that you need a superstar team to work with and grow your portfolio and help others to build theirs. 

Most leases you can purchase are generic in nature and do not equip you with very helpful tools to manage your property in the most effective and efficient manner, lowering costs, reducing liabilities, creating revenue centers, etc. 

I will say say this though, this area is constantly growing.

If your goal is to grow your portfolio now then you need to find a way to hit that goal.

Working on my first deal currently and looking forward to growing a portfolio.

It may seem a little scary at first but its a growing trend that buyers in states like NJ look outside for good cash flow deals.

The macroeconomics is rapidly growing - lots of job growth, population growth, and companies moving and developing out here like Intel, Google, Meta, Honda, etc.

Unfortunately, human nature is such that if I do spend hours, days, months vetting a sponsor, and ultimately sign off on them, I will already be biased to accepting the next deal they offer, regardless of whether it is good or not.  

These investors are looking for a turnkey solution that makes it easy to invest and create good cashflow in a growing market.
