Sorry to hear about predicament. 

Any anything wrong with increasing rents by 50% or more (beyond the moral dilemma with increasing rents for LONG term, established tenants, like a 90 year-old g-ma)? 

I understand contract law, but some times we allow greed to override good moral behavior.  

I am in a predicament here and would love to get some input on what other people think or have experienced in the past.  

Nor does the street level investor or casual note investor conversation about partial note sales ever even seem to acknowledge the risk and concern.So the moral of the story is, treat them like securities and do not bank on the remote chance they 'may' not be considered a security.  

I think the moral of the story is do not mess with the government and flaunt it!! 

There's a lot of assumptions here, but the moral of the story is that the potential tax liability probably warrants the advice of a trusted tax professional. 

Remember the world isn't full of a billion people exactly like you with same background and morals and resources.

Intelligent exterior/entry high visibility upgrades can have a huge impact on tenant morale and the overall feel of the building.
