The rationale for this structure is to try and isolate all of the assets into different compartments for limited liability purposes.

Due to the wood subfloor, the bathroom floors have a little give to them and one of the small tiles is cracked. not a big enough deal to replace (2 inch tile) but knowing how difficult it is to stabilize old wood floors with the seasonal temperature/humidity changes in our area...we'll be doing allure in the future.Thats one reason to install a crack isolation membrane before tiling. 

And the outdoor space needs to feel either remote or private-- desert-like isolation vibes.

Like any challenge, you have to size it down into a scale you can understand, isolate and develop a solution for.   

I will lay some options out there that you may or may not have thought about. 1) Your mom and dad can isolate a portion of the house and AIRBNB it out.

On the other hand if your fourplex is in it's on LLC and is sued then it is isolated and personal assets are protected.

So at that time I've only gained $10k in principal but my net increases from $12,800/yr to $32k/yr and I solely own the property until retirement. 

With this information, you can then proceed with isolating the best property for you by looking at the purchase prices of homes for sale, upgrade costs (if applicable), taxes, property managers, etc.Good luck with your search.Keith
