Now, I am hesitant on the idea of inviting complete strangers to live in the same house that I do (obvious reasons there), but I can't argue with the numbers and financial sense that it would make.

I am a bit hesitant to buy in a rental knowing that the value of homes may stabalize or begin to go back down soon.I would be willing to wait on a new construction to complete.

It might be that you are perfectly suited for investing in that area, and that your hesitance comes solely from being a newbie. 

I wouldn't mind doing that but I'm really hesitant to relay on property managers so far away.
