If you had the carpets professionally cleaned before they moved in, they should be professionally cleaned when they move out.a few small nail holes is ordinary and shouldn't be charged. 30 nail holes in one wall is excessive.

When a tenant moves out, transfer the deposit back to Checking so it's ready to apply towards expenses or to refund to the Tenant.If you end up with excess funds in the Checking account, I recommend you transfer it to a third account that is specifically designated for future investments.

@Dave Foster please chime in on the two dollar amount conditions, and of course any other thoughts you may have.if you don't transfer enough to satisfy the requirements, the "excess" is considered what as call the "boot" and you just pay taxes on that amount.Just remember, before you start that this track that once you start you kinda need to keep going until you "drop" --- i.e. die.

Other than that it is a 6 month race to get as much done as possibleAnother option might be to have a back up purchase on the 45 day list that could be used to absorb the excess of the sale.

My business partners and I own 2 buildings with a substantial amount of equity that we purchased through our s-corp. one of the buildings is completely paid off and the other is leased on a long-term lease to one of our businesses. we are considering doing a cash out refinance and want to know the best way to take the excess money out of the s-corp for personal use so that we face the lowest tax liability. any advice would be greatly appreciated.
