Fourthly, have a contractor you can trust i used 5 contractors to get simple things done and i would not recommend any to you not worth the headache ( try here if you need one).

-Quarterly inspections were non-existent until you ask then they do it the next day I’ve been managing for past 2 years… Even when I was in Florida and pregnant, I never experienced the type of headaches like I did with these PM companies.

I was looking into the Residential Landlord and Tenant ordinance but it was unclear to me if my situation applies to it since it states "The ordinance covers most rental properties located in Chicago except units in owner-occupied buildings with six units or less; most units in hotels, motels and rooming houses, dormitories, shelters, employees' quarters, and non-residential rental properties, and owner-occupied co-ops".
