I know this is an older post but I wanted say a few things...Yes- there is an actual town called Niceville....it is wonderful.I am a real estate agent here and former financial planner turned investor after realizing that 7-8% on a good year was not enough in the stock market.Let me know if you haven't found a favorite- perhaps we can help each other.

@Joedocei Hill  My favorite home inspectors are:-Steve Nance with Pruitt Property Inspections-Carlo Barone with Talon Home InspectionsContractor recommendations will depend on what you need done. 

@Steven Coppola if your working on a budget one of my favorite things to do is find where all the inveators are buying property then go driving for dollars in that area.

All the BP books are very good (Brandon Turner's books are my favorites) and obviously Rich Dad Poor Dad and Never Split The Difference are some to get you going.

Movie theatre, restaurants, super markets you name it!

A great place to start is definitely the meetups - my favorite is still Alamo REIA and I've been to them all (the only one I am a member of)!

Push a button, get a ride, watch a movie, deliver groceries and alcohol.

It is one of my favorite strategies.A great way to meet other local investors is to come out to the local investor meetings.
