Corri - Cap Rates are a "moving target" nowadays with interest rates changing and price points changing as buyers and sellers negotiate the value of properties.

Typical terms nowadays are that they fund around 65%-75% of the purchase price, and then 100% of the rehab.I've never heard of a lender offering 100% financing on a deal.

Hey AlFath, A few reasons- We are heavy equity- currently leveraged about 24% on a $3.55mm portfolio- so we heavy cash in on every deal-its always less attractive for what the mainstream says to do now adays but has been fruitful for us.The Property is on leased land- alot of people have issue with this but its not for me so some banks dont like to finance although there are some that do.it does make you a little cash poor at times lol but we have done this multiple times and our cash flow is high so it recovers quickly.Once we purchased this one we ended up buying the one right next to us for $375k the year after, a  pic of the houses at night.our side by side beach housesthanks for askingnathan

And I hear this can mean things like erecting barrier walls outside if you are replacing windows, for example, so wind cannot spread any dust.

Yes, a manager can do all of this for you, but typical management nowadays seems to be 20-25% of gross.Financially, STRs can be better cash flow, but I would say you are not getting better returns.
