Hi Julianne, Investing in rental properties near a beach in Florida sounds like a great idea, especially if you're looking to combine investment with personal enjoyment during the winter months.

In my opinion, i dont think the price can get lower than now which means that from here they will slightly start going up, I reckon it might be very slow, but unless you are in a hurry to sell, i think it can be a very good investment with the years; by now, apart from enjoying the great enviroment and food here, you can also rent it, in high season you can get really good money by renting to foreigners (especially English and Nordics) that follow the spanish sun even in winter!

Giving reduced rent to someone who will be enjoyable to live with while treating you and your space with respect is worth it.

I just started using BP a few days ago to network with other investors and enjoyed my experience until I was banned from messaging.. 

The owner portion is enjoys homeowner capital gain exclusion, the rental portion does not.So it all depends on how you prepared the taxes for the last three years.

If there is a mentor in this field I am looking for guidance.

It needs new kitchen, flooring, paint, windows, and the 2 bathrooms need work as well along with a drain field on a septic system that seems to have a lot of issues I'm told.
