Very encouraging words my friend!

I'm reading Robert Kiyosaki's book "Retire Young and Retire Rich" and he strongly encourages to leverage debt and not leverage equity.

I assume he will use a mortgage to secure the note against the property, and if not you should encourage him to do so.

@Sal Castaneda Sorry for taking so long to respond...Thanks for your input, I'm very encouraged by what you say. 

The other thing I like to do, is in off years i.e. low income years I encourage clients to pay taxes by moving income into the current year or funding a Roth IRA of some type in order to use deductions in higher income tax years.
