If they decide to renew/extend, you can/should accommodate them by just rolling the Purchase Option payment and rent credits forward but sign new paperwork, new floor price, new mo rent credit.Take $1 for security deposit so it is a separate transaction and security deposit not confused by a tenant with the cost of the Purchase Option contract.

If it's an auction we have just dealt direct with the auctioneer.Maybe on your first deal you have an attorney do what you call "dirty work" but the best way to learn is to deal with the owners directly yourself, get permission to deal with the bank and execute the transactions on your own.

.- It's been well kept- Between transaction costs (e.g. broker fees, transfer fees), capital expenses, tax recapture I would need to sell it for $1.9M to break even.-  At it's height (2022), it could have sold for but $2.7M.
