If you have a high DTI, I wonder if you can transfer some of that debt into a business account so it doesn't reflect on your personal credit report.Can you consolidate the debt to where it makes sense?

@Sean Starkey thanks 1) the majority of HELOCS are variable rate loans that are tied to the PRIME rate + a margin ....as prime is expected to increase another .25% soon - the rate and payment will likely be going up more 2) consider a 1st mtg refinance that will consolidate the 1st mtg and the heloc 3) there are some HELOCS that are fixed rate / installment type loans ...rates arent great but the resulting payment might be lower than what you pay now 4) contact the heloc lender and ask for refinance options

if this is the case- you will not be able to roll the heloc balance and the new units loan together 2) if you cant use the heloc or cash to buy the new unit - you will need to get a seperate new loan for the new unit you are buying ...min down payment for a rental condo is 15% of the purchase price 3) you will need to do the same thing for prop #3 4) depending on the value or your primary home and the balances on the 1st mtg and the heloc - you might consider trying to consolidate these 2 loans and possibly get a new HELOC to use in the future 5) god luck
