Maybe instead of a full rebuild, have you thought about just a modernization of it's look.I did a mockup of Hardie board, a porch with a trendy standing seam metal porch roof, new doors and windows, architectural shingles, roof ridge vents, and stone cladding around the foundation.The house looks small and it's only one story, have you thought about teaching yourself to put on the Hardie board and save same money.But there is a lot of extra land, and the neighbors houses do look a lot bigger though.Decisions, decisions.Just my 2 cents.

Things your contractor should know: there are no 2x4s in the place, the switches and outlets don't have standard boxes behind them, the subfloor in the bathrooms almost always needs to be redone, the cabinets can't hold granite unless you built a support structure, support under the house where there are tubs, and the roofs cannot have more than one layer of shingles.

I.e a roofer just lays shingles every day and knows the tricks.Always ask for a insurance cert and verify it with the company.

Hello BP family,I'm in contract for a home built in 2021, upon the home inspection it was found that about 1/4 of the roof has these defected shingles that have a line/minimal crack through them.
