The typical classic approach focuses on present median rents but it may be possible the big boys are projecting higher rents in the future and basing estimates on that. 

One last thing to keep in mind is that some buyers won’t want to pay as much for a modular build compared to classic construction.

Anyway, I just did a full repaint of the ceiling and baseboards for the first time since construction, as well as taking the walls from mid-aughts-earthtone brown to Navajo White (I'm skipping the greige/gray and going to a more classic neutral because the gray is definitely on the way out by now) and fixed all the little things that were off. 

I'm originally from Minnesota and will be missing that classic Minnesota fall this year.

However, the current pandemic changed that, as the those who lost their jobs and fueled the 13% unemployment were mostly service workers with low paying jobs – the classic Class C and D property tenants.Unfortunately, it meant that many of those tenants couldn’t afford Class C properties and could only look to rent Class D properties.

It was a classic example of a mismanaged property neglected by the owner.
