I think a lot of this will have to do with the type of BP member.For me being a commercial real estate broker I have massive technology I am already using for SEO.A friend of mine has his own technology company and is a broker in another state.He has sold billions of real estate.I have contact manager,posting to 50 social networking sites at once,videos,blogs,article content submissions,texting platform,unlimited websites and lead capture pages and on and on.The benefit to me with BP is to hook up with quality individuals.

The closing costs are much less on a per unit basis on your MFRs, as opposed to a package of SFRs needing individual appraisals, title work, etc.So you can buy a nicer B-class MFR property with moderate 75% financing, and enjoy higher ROI than your unleveraged SFRs.Or you can buy a C-rated MFR with high enough occupancy to get financing, and really capture a huge ROI.You can also lock in 30 year fixed rate financing on larger MFR properties that is totally unavailable on SFR packages.And obviously you can take down a bunch of units at once and get your capital to work.

A part of my concern for the economy is that most people seem to be comparing current values to recent market highs and think they will get the equity capture "as soon as the economy turns around" However, if the economy is going to get worse before it gets better, I would think rents will fall as well as value.
