It's your job to find the landlords that want out of the business and they have lots of equity and don't want to cash out but rather hold a mortgage before they talk to a real estate agent with a list of investors in their cell phone. 

On the other hand, all of my tenants know my cell phone number, they know where I live, and I have heard every story in the book about why they don't have their rent.
