@German Hernandez - CapEx = capital expenditures - expenses for things like appliances, roofs, driveways, etc.. stuff that has to be replaced every so often.Most people (maybe all) here are not going to be on board with the high-down-payment, low-loan-balance approach.

I purchase vacant properties in Philly and do significant rehabs on the front end and while my repair costs are typically less than $50 per month/per unit, I still allocate for future capital expenditures, which brings the number higher.

@Austin NelsonVerify the numbers as much as possible (verify taxes, electric, gas, water/sewer, insurance, etc) and don't forget to allow for property management, maintenance, and capital expenditures.
