Too many investors make bad choices on out-of-state markets because of a random Top 10 list.

This would not be my first choice unless you have an air-tight exit strategy that does not rely on a bunch of "maybe's".

I don't think procuring a new mortgage would be beneficial unless you need to pay off the cards.

Also, STR can be beneficial, but it is also highly saturated in the park areas.

I just want to make good choices and this is the first place I thought of to ask for help.

She had a choice of putting down a deposit equal to two month's rent or paying monthly "deposit insurance." 

The math showed that was the right choice to get the step-up in basis within the foreseeable future.

It's always interesting to see what choice(s) were made after viewing the suggestions and then having some time to digest the options!
