I have an offer coming in tomorrow were folks sold their house in Bend OR that was paid for they are going to put 600k down on my 725k new build and get a mortgage for 125k .. this is what I am seeing .. what is for sure being impacted is the FHA buyer or those with not much cash like we saw in years past with the low rates and 20k in your pocket you could get into a house.. so its either you have some cash or you have a great dual income type situation..

My recent actions in this regard - I took some money off the table selling a couple of my properties recently and am on hold buying.Buyer beware - "The trend is your friend except at the end where it bends."

For one small Northwest example, take a drive through the Detroit Lake Reservoir area between Bend and Salem, Oregon (an area the drains into the Willamette River which feed the Willamette valley and drains into the Columbia River) and drive past the scorched out Fire Truck and rural communities rebuilding after being burnt off the face of the earth.
