It's a shame that such a vast majority of 401k plans are restricted to traditional assets to the point that people so often compare "401k vs REI."

But I can’t and that’s really a shame because it something every new investor should dig into before they invest.One last thing.

it could be considered a sham if you do not follow the rules and have a viable business/401k.

If it's $40k in total, then you likely don't really have the option of leveraging it any further anyway.If you went to so much effort to get your home, it would seem a shame to just turn it over now for a house-hack that WILL impact your lifestyle.

So I hire someone else to be my "bad guy," and I'm not ashamed at all.

Again, I would sell, It would be a shame to renovate and then not have renters or quality renters. 

Roseville, Madison Heights, Ferndale, Royal Oak,  we have never had problems like this person is having.That's a shame.
