I think the issue you may find is trailers are built to HUD codes, and architects/engineers are (normally) familiar with IRC building code.

There are definitely professionals to work with regarding land development.For big projects, there are consulting firms sometimes referred to as an "owners rep".Separate from an owners rep, a land use attorney, an architect or a civil engineer might be a good place to start.In terms of land that doensn't have any zoning restrictions, that is pretty hard to come by.

One thing I would add for people reading this is, it is up to the person submitting the permits to submit for the proper permit, this is why an architect who does a code analysis and understands the county rules is important.

@Julia BlytheHi Julia,Many of these "Modern" designs have large glass areas and are "Artistically" Designed shape wise vs being a box.Finding an Architect who has done this type of design would probably be a good start.Good Luck!

At this point, the DOB suggested that I confer with an architect or engineer to determine next steps in making the space legal for retail.Does anyone have experience with this type of situation?
