The area along Valencia Ave. near the train station was known as Fullerton Tokers' Town when I was in high school - some gang activity, crime, and drugs - but they've been cleaning up in recent years.

If we use the prescription analogy, one could argue that there are constantly new and better drugs being developed and prescribed while we uncover the down sides to the old drugs we've been prescribed for years.

That once you are fine with driving by all the no trespassing signs you will be prosecuted and no soliciting signs that are so abundantly posted im sure Helen Keller could even see. however the all ages parks that i have visited seem to be open to selling trailers as long as you dont mind talking to home owners with missing teeth from possible past drug use and that you make sure your car is locked before you go inside. 

They think you are a drug dealer or a terrorist.

If you hold it for 2 years before you sell, you won't have to pay capital gains tax  Living in the house for one year and renting for one year won't alleviate capital gains...you'd need to live in the house for two years yourself for that...

I'm fairly certain there's some drug activity going on there and I really just want them to go so I can clean it up and start over. 

I'm sure this will alleviate some of their stress.

Picture the son doing drugs or acquiring a nasty gf or something and you have to get them out.  

Drug deals in the driveway from tenants upstairs, fights in the driveway and the police are here about once a month.

The reason being is that you can't help anyone if you go out of business, a possible outcome of far below market rent or altering your proven tenant selection criteria.There are many major problems across the board in society: homelessness, drugs, mental illness, poverty, veterans issues etc that all need major policy work, so perhaps get involved or give to non-profits or lobby for government action.
