The low end of duplexes I've found is around $200,000.So the 2% rule,  at the safe end of the spectrum, the 2% rule says I shouldn't pay more than $70,000...way off.Then we get to the 50% rule.

By the same token I think that claiming something is "too ridiculous to rebut" is tending toward the hyperbolic end of the spectrum too.

(unless of course broker brings to my attention really good property that actually makes sense... however last time I checked majority of broker actions is driven by commission rather than the individual spectrum of the investor.

I soon learned that it is almost impossible to sell a non performing note for any sort of value on this platform; you would rather just keep it ( these are all $25 notes).After about 1 year of this strategy, I went to the other side of the spectrum and bought a bunch of notes in the A-B grade with 6-11% interest rate.

Some agents on here will disagree with me on this, but the amount of lag time is a matter of tradeoffs, and those tradeoffs are very much based on the individual.Two ends of the spectrum:-- If you completely max-fund (sometimes called over-funding) upfront, up to the MEC limit, you have more cash value available sooner and the IRR on cash value is a little better.

You have tenants at all ends of the income spectrum who blatantly take advantage of legitimate protections to avoid paying rent and avoid any consequences, and that needs to be accounted for and addressed.However, this public perception of landlords why it is all of our job, no matter what state you are in, to provide a great example of how landlords should operate and behave.

That said not all investors are fit to use a Real Estate professional, it really depends on what you want to do and the property investing spectrum (commercial, turned-key, flips, 1-4 properties, over 4-units, etc etc).
