A lot of folks just think it is desert and cactus, which are great, but there's so much more (Verde Valley, Prescott, Flagstaff, Payson, etc).Some great points in this thread by others.

In the desert you can do tile through out.

The Central Valley of CA has a couple of the largest counties in the US and there's tens of thousands of of ag props and junk desert/mountain parcels.

Also to preserve the vast, remote, and unpopulated  lands of the painted desert and petrified forest like some of the large ranch  land owners are doing.

The interest reduction monthly is only $133, but gross (maybe just rationalizing LOL) savings of $306/mo is a good enough ROI for me in the deal flow desert I am in. 

I see no other need to have newbies wondering in the desert for another 40 years for their sins or sins of their gurus. :)

Prince George is considered the 2nd largest city in Northern BC, so it's not like it is deserted or anything.
