Realize at the outset that real estate will involve all different types to service, maintain, repair, improve, insure, manage and eventually sell.  

Why would you want to double down on the biggest risk involved with real estate, liquidity risk?

Corporate leases typically provide stable, longer-term tenants, while Airbnb can yield higher nightly rates but may involve more management and turnover.

So while I can't claim to speak for every financial institution out there, it's a very broad survey, finding an option not contained there might involve making quite a few phone calls.When I see 30 year fixed, 30 year amortization, 30 year maturity (basically, identical terms to a consumer-friendly kid-gloves home loan), which does in fact pop up if I specifically search for it, it's almost always at a rather high interest rate, and the borrower doesn't opt for it.

I'm working for a broker and real estate agent (as a contract handyman I'm not on their payroll)  who have recently become involved with rentals. 

It's the substance of the transaction, not the structure.So, the inquiry becomes not whether you are representing others and engaging in 6 defined activities but simply whether you do 2 or more deals involving real estate in 12 months.

You can express your willingness to offer a new lease to the more responsible tenant, but it's important to avoid getting involved in their personal issues.
