My team and I manage 1,800 units which tells you there's good rental demand.

We bought a 140 unit fixer facility in Louisiana awhile ago and are having a tough time filling it up.

For a 1-4 unit in a cheaper cash-flowing market a the costs to refinance are not cheap relative to the equity being pulled out in many/most cases.

We are also on Booking.com, Google Vacation Rentals, Marriott Homes and Villas, and more via a channel manager but some will not approve without a certain number of units.  

Over the summer I used a VA loan to purchase a 3br/1b per unit duplex that I'm currently house-hacking, doing a live-in remodel on the second floor with the first floor totally updated and occupied with college students.

Have you noticed that a lot of the post talks about a person going for 2 to 3 units all the way to 50+ in a year or two?
