In short, I’m trying to figure out if it’s worth pursuing an off-market seller financing deal versus getting a traditional loan and competing for the property on the open market.

Those that own it can be harder to sell as the cash flow from the business will cover the debt service for the business, but not for the real estate.Example: I had a very high-end assisted living facility on the market. 

My out-of-state clients love it here because you can still find cash flowing deals hitting the 1% rule with lots of appreciation potential.

The most important rule is to have the cash flow of the new property be able to pay all its expenses, mortgage, AND the line of credit back.

Use softwares like AirDNA and Pricelabs to get an estimate of what you could be making and see if it's worth it.

Where you pick will depend on your goals for cash flow and your budget to buy.

But there are some basic bid issues owners are often unreasonable about:1) There really isn't time to get multiple bids- No heat during winter or ac during summer can often result in a municipal ticket or worse2) The job is too small to get bids- Estimated cost is $700 - how is saving 5-10% worth the time getting bids?
