The Tampa area serves all 9 categories of STR/MTR visitors and also checks the boxes in projected growth/demand/jobs so although you will get a lot of cash flow, you'll also expect to gain ~$6k/mo in appreciation on a 10 yr hold in the purchase price range you can easily afford with your current liquid cash position.

Additionally, any visitors that are invited into the house can stay no longer than 3 hours per day.  

My back of the envelope math is following:$600k upfront purchase (for simplicity sake, assuming no mortgage)Expenses: $6k annual tax +$4k annual maintenance/upkeep +$3k annual utilities + $2k annual insurance for property and liability = $15k annual OPEXIncome: $1.5k per week in summer and $1.5k per month in winter (after deducting PM fee)16 weeks in summer (assuming 80% occupancy rate, allowing me or my extended family to use it when it's not booked) and 3 months in winter (assuming 50% occupancy rate) = $28k total annual incomeGross profit = $13kROI = 2% 2% return will probably make most people run away screaming, but for me, it's not a bad deal.  2% is about the interest rate I can get from a long term CD, but I also get about $10k worth of usage out of the house which is not included in the calculation, nor is the potential appreciation.In other words, for somebody like me whose primary objective is asset diversification, a house is a better choice than gold coins.  

The vehicles scream wasteful life style.

Tenants not paying- tenants destroying ur freshly remodeled property- furnace needs replacedgetting sued- plumbing in a fully occupied 4 plex is backed up snake cant get through, house sits on a slab, and u have to dig up concrete in apartment to replace cast iron while u have 4 families screaming at you.

Let him know that his lease does not allow animals, and that this includes visitor animals.

From what I've seen there is a lot of room for improvement so we're going to focus on just making the best possible place in the complex and hope that we'll get return visitors because of that.

Shortly after we bought the property, my husband was out there doing yard work and this neighbor came over and started screaming incoherently about wanting us to take one of our backyard trees down. 

This screams LLC with a strong operating agreement. 

Nothing screams "Hey, empty house with new stuff" like having old carpet, appliances and paint cans sitting in the driveway.I've found it helps to be friendly, even try to meet the neighbors rather than have an adversarial relationship right off the bat.If they don't like you, I doubt it's because you're white.
