If this tenant hires an attorney to sue for damages due to this scalding incident, the attorney will certainly be looking to go after assets - and you have one, and it's not a stretch at all to think that a lawsuit might be coming your way.I agree that anybody can adjust (tamper with) the water temperature, if they have access to the water heater.
