"Metro Detroit" is a huge area and has an enormous number of B/C cities/areas with price differences that span 100K+. 

The grand living room has 20-foot ceilings with rustic wood beams, a catwalk that spans across the space and a grand stone fireplace which opens up to the den with a built-in bar, a guest bathroom one on end, dining room, spacious country kitchen, main entry, mud room and another guest bathroom on the other wing of the home.

I have up to 3600 searches within a 12 month span.

Much easier for them to supervise (and insure for E & O).Personally, I do not have the attention span to do the same kind of deal over-and-over, hence my attraction to probate, deceased and missing owner transactions.

We currently own a couple hundred homes in that market and our buy net covers a large span of area which wouldn't be cost effective for me to double down with direct mailers when the cost would be coming from my own pocket and I'd be hitting the same homes we're currently mailing out to.

Everything has a life span and depreciates in value over time.

Greetings guys, I know this thread is from 3yrs ago but would def love to pick your brains some more as I'm sure things have changed during a 3yr span.

The span of miles between Gilbert and Buckeye is over an hour any more in good traffic and in my perspective is not going to serve my clients at a level that I consider acceptable.

Real estate is local, and it spans further than rents and debt service.
