This challenge became my passion for the following years, I really enjoyed the challenge and 18 years later we are still in business.I consider myself capable of many things and I love the idea of wealth creation, but I turn back, and my reality looks different, or at least, different to what I would have expected 18 years ago.

So the government is going to kick in another $5K to this person who is capable of paying. 

A ratio that high suggests that the company is capable of taking on more debt.

I'm looking for a CRM with the following:-The ability to save important documents such as leases, invoices from contractors etc (right now I have everything saved in files on my computer)-The ability to receive payments-Some accounting capabilities (tracking basic expenses, ROI, etc)There's so many options on the market and I don't know what's best for my needs.

It seems like most of the management programs do have that capability so that has been good.  

Many people start a business and they might even be good at it but are rarely capable of self promotion.

All that being said, if your not already in the market the ship likely has sailed.

Often tenants being evicted sink their own ship with how long winded they can be discussing how they "suffered" through this tenancy. 

I think your biggest threat is the relationship between the Tenant and the handyman, but that ship has already sailed.
